Non-Renewal Letter (Ohio)

Notice of Non- Renewal of Lease Instructions:

In the top header, enter the Landlord’s name and full address.

In the next line enter the date of the notice.

Next, enter the name and address of the Tenant.

Where it says NOTICE TO:  enter the Tenant’s full name as it appears on the Lease.

In the first paragraph enter the date the Lease was signed. On the next blank line enter the address of the premises that is being leased by the Tenant. Make sure to include any apartment number.

In the second paragraph enter the state that the Leased premises is located in. Then enter the number of days that either the Lease states a notice is required to be sent for non-renewal or based upon state law. Typically, notice of non-renewal is sent 60 days before the end of lease date, usually for a Tenant with a lease. If the Tenant has a month-to-month tenancy, then typically 30-day notice is needed. However, the exact number of days before the end of a lease that a notice must be sent is dependent upon the terms of the lease and local laws where the property is located.

In the third paragraph, enter the date that the lease ends on. This is in the Lease Agreement.

Then Landlord should then sign the notice, print their name and date the letter.

It is best to have proof of delivery of the notice to the Tenant, this can be done by mail by using a return receipt requested. If hand delivered, a signed affidavit would be your proof of delivery. The Landlord must ensure that the Tenant receives the Notice within the time period required.
